Mrs Tünnissen, what makes Karben so attractive?
Especially the proximity to Frankfurt and the direct train connections make Karben very attractive as a residential area. From the S-Bahn station in Groß-Karben commuting to Frankfurt Hauptbahnhof ist faster than from the Riedberg area. This is a key feauture for commuters working in Frankfurt and wanting to live in the green countryside. Even for those who find the price level in Frankfurt is too high, Karben provides a great alternative. In addition, in Karben you’ll find a everything at your doorstep like grocery shopping markets, nurseries and kindergartens, primary schools, a comprehensive school and the European School Rhein-Main in neighboring Bad Vilbel. This makes Karben especially interesting for families with children.
Mrs Tünnissen, how do you see Karben developing in the future?
We see a bright future for Karben. It offers the proximity to nature and perfect conditions for healthy living in the countryside. That these assets are in great demand shows the population growth Karbens. Not only we could be convinced of Karben as a great residential area, but also other developers of residential properties have noticed that. This was clearly visible in the competition process of this site. We were very pleased that out concept was the one being selected out of 15 other concepts by other developing companies by the Karbens City Council.
Mrs Tünnissen, what makes the location of the Leonhard so special?
What makes the situation of Leonhard are the peace and nature. Leonhard arises in the countryside and borders in the north directly to a park with old trees. The little river Nidda with its bicycle path and walkways is nearby. Leonhard is the ideal place to relax and offers in immediate vicinity numerous options for sport activities.
It was very important to for us to integrate the green environment into the quarter itself. Therefore we have laid great emphasis on large gardens, green rooftops and a loosened structure. Even the color scheme of the building is based on the green surroundings of the site.
Another special feature of the project is the closeness to the center of Groß-Karben. From the idyllic location the city centre it is only a short walk an the Railway station is just a 5 minute bike ride away.
Mrs Tünnissen, Which is your target purchaser group for the Leonhard project?
With the wide range of 2- to 5-room apartments and sizes from 60 m² to 160 m², we address a broad consumer base. The large 5-bedroom apartments on the ground floor with spacious private gardens are perfect for families with children. Also singles or childless couples will find their new home at Leonhard. Each apartment has at least a balcony, loggia or terrace, so that every resident can enjoy the quietness and the surrounding nature. Especially active and dynamic people who are striving for modern living spaces and high quality of life will feel comfortable at Leonhard. Leonhard is also a great option for best agers wishing to exchange their large garden house to a condo with spacious roof terrace and enjoy the comfort of thaking the elevator from the parking garage to their apartment.
Mrs. Dobschal, what are the key facts of the projects architecture?
The peculiarity of this project is to create a small district in an existing neighborhood, so to speak, “as the last puzzle piece”. It differs fundamentally from uniformed houses in a development area. Different house forms with very different types of houses characterize this design, which nicely fit in the size of the neigbouring buildings. Each house is divided into different colored sections that are joined together. This creates a vivid appearance, in which the individual apartments remain visible. The concept is being continued inside with modern floorplans with large loggias, bright rooms and utility rooms in each apartment. Many floor plans offer the option to open or separate the living and dining area.
Mr Frielinghaus, how was the project integrated in its soundings and what is the benefit of the positioning of the buildings?
The redevelopment loosens the strikt placement of the surrounding buildings by using a point building structure. This vitality of the basic structure results in very different apartment styles and thus to a colorful mix of people who will be living here.
Mrs. Frielinghaus, you have planned various projects, what makes Leonhard special for you?
With our architecture we want to ceate meeting places, to bring together the residents and to offer a high quality of life. It would be a great success if a fundamental objective in urban planning and housing could be met with this project:
